How do I keep the volume down so as not to disturb my neighbors?

So, I'm sure there are many people on both sides the problem. I have a really nice home theater set-up that sounds fantastic when it is high, but the only problem is that bothers my neighbors too. I almost got kicked out month of my residence because of this problem. I play a lot of video games (Call of Duty 4, Halo 3) for a very long amount of time when I have it. So there is a cheap way to fix this. Thanks

Stop playing stupid games to increase the volume off, get a set of headphones and break their own eardrums. Thank you and enjoy yourself, What do you mean you can not hear?
